Junk Removal and Property Cleanouts

Cleanouts are rarely only about the debris. Estate, eviction and foreclosure clearances come with deadlines, access problems and, often, a difficult week for whoever is organising them.

A property cleanout means emptying a space completely rather than removing the waste from a specific trade task. That changes the planning. The volume is hard to judge from the outside, access is often through a single door, and the work frequently runs against a closing date, a court deadline or a listing appointment.

For most single-family clearances a 20 yard handles a furnished home, and a 30 yard is the right call for a fully furnished property, a garage and attic included, or any situation where the accumulation is heavier than it looks from the doorway. We would rather place a container that is too big than leave you with a pile on the lawn and a deadline tomorrow.

Estate and probate clearances

Estate work is slower than the volume suggests, because almost everything has to be looked at before it is thrown away. The useful arrangement is a longer hold rather than a bigger container, so the family can sort at a reasonable pace without a truck waiting on them.

We quote extended holds by the day, up front. If the clearance is happening around a probate timeline rather than a construction schedule, say so when you book and we will set the rental period to match instead of the standard 7 to 10 days.

Eviction, foreclosure and make-ready turns

Property managers and REO contractors are usually working to a fixed turn window, and the container needs to be there at the start of it, not on day three. These jobs are what same-day and next-day delivery exist for.

Access is the recurring problem. Many multifamily and REO properties have narrow drives, low carport structures or gated access with limited hours. Tell us about the approach when you order. A 20 yard that cannot reach the unit is worse than a 15 yard that can.

Hoarding and heavy-accumulation clearances

These need an honest volume estimate and more than one container. A severely accumulated single-family home routinely produces 60 to 100 cubic yards, which is three or four 30 yard pulls rather than one.

Plan swap-outs from the start and work room by room. Two practical notes: accumulated paper and textiles are much heavier than they appear, so expect the tonnage allowance to matter even though nothing looks dense, and give the crew a clear path to the container before the first load rather than carving one out mid-job.

What goes in, and what cannot

Prohibited items are set by the disposal facility, not by us. A load containing them is rejected at the scale and comes back to site.

Goes in the container

  • Household furniture, mattresses and bedding
  • Clothing, textiles and personal effects
  • Boxes, paper, books and general clutter
  • Non-refrigerant appliances
  • Carpet, rugs and window treatments
  • Yard furniture and outdoor accumulation
  • Garage and shed contents
  • Light construction debris from a make-ready

Cannot be accepted

  • Refrigerators, freezers and window AC units that are not evacuated and tagged
  • Televisions and monitors in some municipalities (we will tell you)
  • Loose documents requiring certified destruction
  • Wet paint, solvents, lacquer and thinners
  • Motor oil, fuel, antifreeze and other automotive fluids
  • Asbestos-containing material
  • Tires, batteries and propane tanks
  • Refrigerant appliances that have not been evacuated
  • Medical or biohazard waste

If you are unsure about something specific, call before it goes in the container. A single prohibited item can cause the whole load to be turned away at the gate, and that is a wasted haul charged to the job.

Recommended sizes for this work

Sizes we would normally quote for junk removal & property cleanout, with the weight allowance that matters.

Dimensions are typical; tonnage allowance is confirmed when you book, because disposal rates differ by county.

How the rental runs

Tell us the debris and the ZIP

One call sizes the container. What you are throwing away matters more than how much of it there is, because a concrete load hits its weight limit long before it fills the box.

We confirm placement and permits

Driveway, street or lot. We need roughly 60 feet of straight approach and 23 feet of overhead clearance for the truck to roll a container off. Street placement in most cities needs a right-of-way permit, and we will tell you what yours asks for.

Delivery, usually next day

Same-day delivery is often available on calls placed before about 10am. The driver sets boards under the rails on request so the container does not mark your concrete.

Load to the fill line, then call for the haul

Keep debris level with the top rail. An overloaded container is unsafe to tarp and the driver cannot legally haul it. Call when you are done and we pull it, or swap it for an empty if the job is still running.

Questions about junk removal & property cleanout

What size do I need to clear a whole house?

A 20 yard covers a typical furnished single-family home. Choose a 30 yard if the garage, attic and outbuildings are included, or if accumulation is heavy.

Can I keep the container longer than a week?

Yes. Estate and probate clearances often need two or three weeks, quoted by the day in advance. Tell us the timeline when you book.

Do you take mattresses?

Yes. Some municipalities charge a separate mattress disposal fee, and where that applies we pass the actual fee through rather than marking it up.

Can you deliver today?

Often, on calls placed before about 10am, which is why eviction and make-ready turns are a regular part of our week. Call and we will tell you honestly whether today is possible where you are.
