Demolition Debris Removal in Texas

In Texas the paperwork starts before the first wall does. Asbestos survey and state notification are the two things that delay demolition here.

Texas asbestos rules come before the container

The Texas Asbestos Health Protection Rules, administered by the Texas Department of State Health Services, require an asbestos survey before demolition or renovation of public and commercial buildings. Federal NESHAP notification requirements apply to demolition as well, and notification is generally required whether or not asbestos is found.

Single-family residential work sits outside much of TAHPR, but older housing stock still contains asbestos in floor tile, mastic, pipe lagging and popcorn ceilings, and no hauler can accept it.

If a survey comes back positive, abatement happens first under a licensed contractor and that waste leaves in a separate regulated stream. Once the site is cleared, the ordinary demolition debris is ours. Build the survey and notification lead time into the schedule rather than discovering it on day one.

Texas housing stock: plaster, tile and mortar beds

Pre-war and mid-century Texas homes mean lath and plaster, and a great deal of Texas tile sits on a thick mortar bed. Both are far heavier than the framing around them.

On a gut that includes either, the container reaches its tonnage allowance long before it looks full. Splitting the streams usually wins: a small heavy-debris box for plaster, tile and masonry, and a 30 or 40 yard for the framing and light debris. Two correctly sized containers often cost less than one plus several tons of overage.

Swap cadence in the metros

Demolition stops when the container is full. In Houston and DFW we can usually hold a same-day or next-day swap cadence, so planning the schedule against crew throughput is realistic.

Outside the metros, plan further ahead. A four-man interior demo crew fills a 30 yard in roughly a day and a half once they are moving, and in a rural county where the truck is two days out, that figure decides whether the crew works or stacks debris on the ground.

Same containers statewide. The tonnage allowance behind them is set by the county facility that receives your load.

Dimensions are typical; tonnage allowance is confirmed when you book, because disposal rates differ by county.

Texas questions

Does Texas require an asbestos survey before demolition?

The Texas Asbestos Health Protection Rules require a survey before demolition or renovation of public and commercial buildings, and federal NESHAP notification generally applies to demolition regardless of the result. Confirm the specifics for your building with DSHS or your abatement consultant.

Can you swap containers instead of waiting for pickup?

Yes, and on demolition it is usually the right call. Swap cadence is tightest in Houston and DFW, and needs more lead time in rural counties.

What about lead paint in older Texas homes?

Lead-paint debris outside an approved containment process cannot go in the container. Pre-1978 housing should be assessed before a gut.

Is a 40 yard always best for demolition?

Only for light bulky debris. Texas plaster and mortar-bed tile hit the weight limit fast, so a smaller box swapped more often moves more material.
