Demolition Debris Removal in Florida

In Florida the survey comes before the container, and the debris that follows is masonry rather than framing. Both change the plan.

The asbestos survey comes before the container

Florida administers the federal asbestos NESHAP programme through the Department of Environmental Protection, and an asbestos survey is generally required before the demolition or renovation of public and commercial buildings. Notification is generally required for a demolition whether or not asbestos is found.

Single-family residential work sits outside much of that, but Florida housing built before the 1980s still routinely contains asbestos in floor tile, mastic, pipe lagging and popcorn ceilings, and no hauler can accept it.

If a survey comes back positive, abatement happens first under a licensed contractor and that material leaves in a separate regulated stream. The ordinary debris is ours once the site is cleared. Build the survey and notification lead time into the programme rather than finding it on day one, and confirm the specifics for your building with FDEP or your consultant.

Florida builds in block, so the debris is masonry

A timber-framed house produces volume. A Florida concrete block house produces weight: block, stucco, tile on mortar beds and terrazzo floors, with framing only in the roof structure and the interior partitions.

The practical effect is that the container reaches its tonnage allowance long before it looks full. Splitting the streams usually wins on a gut: a small heavy-debris box for the block, stucco, tile and terrazzo, and a 30 or 40 yard for the framing, cabinetry and light debris. Two correctly sized containers frequently cost less than one plus several tons of overage.

Swap cadence, and the one-way-in jobsite

Demolition stops when the container is full. Along the I-4 corridor and the southeast coast we can usually hold a same-day or next-day swap cadence, so planning the schedule against crew throughput is realistic.

Barrier island, Keys and rural Panhandle sites need more lead time, and often a smaller truck. Access over a single causeway or a weight-restricted bridge is a real constraint rather than a detail, and a four-man interior demo crew filling a 30 yard in a day and a half will stack debris on the ground if the swap is two days out. Tell us about the approach when you book.

Florida questions

Does Florida require an asbestos survey before demolition?

Florida administers the federal NESHAP asbestos programme through FDEP, and a survey is generally required before demolition or renovation of public and commercial buildings, with notification generally required for demolition regardless of the result. Confirm the specifics for your building with FDEP or your abatement consultant.

Can you swap containers instead of waiting for pickup?

Yes, and on demolition it is usually the right call. Swap cadence is tightest along the I-4 corridor and the southeast coast, and needs more lead time in the Keys, the Big Bend and the rural Panhandle.

What about lead paint in older Florida homes?

Lead-paint debris outside an approved containment process cannot go in the container. Pre-1978 housing should be assessed before a gut.

Is a 40 yard always best for demolition?

Only for light bulky debris. Florida block, terrazzo and mortar-bed tile hit the weight limit fast, so a smaller box swapped more often moves more material.
