Home Renovation and Remodeling Dumpsters in Florida

Most Florida remodel containers sit at a condo, an HOA property or a seasonal rental. All three put rules around where it goes and how long.

Condo and association approval is the Florida complication

Florida has one of the largest condominium and managed-community sectors in the country, and the association usually has something to say about a container: where it may sit, how long it may stay, whether it must be screened from the street, and which entrance the truck may use.

On a condo the practical constraints are the loading dock window and the designated service elevator, which are booked rather than available. Clear the container with the association before you book it, not after it lands. Where a covenant caps duration, a swap-out can reset the clock on a project that has run long where a single extended hold would breach it.

The season decides when the work happens

A great deal of Florida renovation is scheduled around occupancy rather than around weather. Seasonal properties and vacation rentals have a fixed window between tenants, and that window is the real deadline.

Book the container against the date the unit becomes available rather than the day the crew hopes to start, and tell us if the hold has to end on a specific day. Getting the box off site before the next tenant arrives is usually worth more than squeezing an extra two days of loading out of it.

Block walls, terrazzo and paver driveways

Florida remodel debris runs heavier than most people expect, because the walls are block and the floors are often terrazzo or tile on a mortar bed. A bathroom or a floor removal is a dense load in an otherwise light job, and it is what pushes a container over its allowance.

Paver driveways are the other Florida-specific issue. They are common, and a loaded container on two rails and two wheels will rut and dislodge them. Plating or boards solve it, cost nothing, and we will place it that way on request - but we need to know the driveway is pavers before the truck is loaded for the run.

Florida questions

Will my condo association or HOA allow a dumpster?

Usually, for an active permitted project, with rules about placement, screening and duration. Clear it before booking, and ask about the loading dock window and service elevator if the unit is not at ground level.

Will the container damage my paver driveway?

Not if it is set on plating or boards. Pavers shift under concentrated load, so tell us the driveway is pavers when you book and we will place it accordingly.

Do I need a permit in Miami, Tampa, Orlando or Jacksonville?

Not for driveway or private-property placement. Street placement requires a right-of-way permit from the city, issued to you, with lead times that vary by municipality.

What size for a Florida kitchen remodel?

A 20 yard suits most single kitchens. Go to a 30 yard if flooring extends beyond the kitchen, and expect tile or terrazzo removal to bind the weight before the volume.
